I would also suggest heading east/west to less traveled areas and talk to mom/pop note holders looking to cash out. 

I use mysmartmove.com  Maybe others have suggestions, but I would not take poor credit, UNLESS it is for legitimate medical reasons and they have a strong job and income.

According to him, he says he needs to sell for family medical reasons.I haven't nailed down exact numbers, however I'd estimate a seller financed price of 140K, and he suggested 10% down.
