Part of my goals in scaling a bit is to leverage my mom to house hack these rentals as she doesn't own herself (other than we're both on the loan for this place) and ultimately retire her from her day job and supplement her income.  

This is why I'm aiming for more than 4 units for the first purchase but encountering the down payment and experience issue. 

If you get complaints, would you be willing to install some sort of supplemental heating like electric baseboards or window heating units?

I like it because it includes actual rents as part of its algorithm but I also supplement this by looking at the comps on Zillow which tends to have a good amount of listings in my area.
