Commercial I see as much more specialized these days....agents/brokers on buy side and sell side and more seem to work exclusively more on one side than the other....I can think of 20-25 specialty niches on commercial side....hotels, industrial, multifamily, office, medical office, strip centers, NNN, warehouses, and on and on.   

I've shown about 3 dozen properties just this month and about 10% were actually in good shape and had offerings that went above what you could get at any local hotel.

Smaller units don't perform very well in the Disney area because you have to compete directly with hotels on price.

My partner and I are actively looking to acquire a ~12 room hotel and utilizing a lot of the STR systems we use in our single family homes.

If your vacation rental is in a resort hotel (condotel), often it's more. 

Think Marriott hotel.

In more simpler terms, guests from STR don't care about saving electricity or water because they're not paying for it.... same goes for hotel guests, right? 

I know of a hotel you can get owner financing on with $250,000 down.

Horse hotels are a thing, for sure!
