What can you say...people like to eat, shop and party when they get a few bucks in their pocket and, contrary to popular belief, there is much more to do in Las Vegas than gamble.  

A partnership is fine at the start, However, You will really need to call the Texas Secretary of State and verify for yourself, Do not gamble on the Info you get on the internet,  Secondly, You need to safe guard your personal assets, Meaning you need to be at least an LLC, just in case things do not work out, If you are an LLC, and you have financial problems at any point, The LLC will protect you. 

Without that you really have no idea what the tenant is like, so its a big gamble. 

The content and resources in the student portal alone were worth the price of admission.Lastly, as many people on BiggerPockets would probably agree, real estate investing is a team sport. 

Yes been thinking a while about what to do after selling property:1. just pay the tax and paying off debt as you said2. 1031 DST with lower return "slightly higher risk" investment3. or QoZ funds where it's the riskiest investment/10 year money out with the investment into developmental phase/cycle location (hence lot of gambling) at the worst of time.It's win-win-win situation for uncle Sam :)

How about stock market or Vegas gambling, any language on that?

It also seems like there are 6+ month waiting lists to get into modern, resort style apartments around here so tenants may be out of luck if they take a gamble leaving, which i think is playing in us (Landlord's favor) as of now as they don't have as much bargaining power.

I am driving distance for sporting, theatre, etc... events.  

On a personal note, I enjoy sports (football, soccer and hockey the most) and love to hike and spend my free time outdoors.

I have always thought that was a gamble not worth taking, and it is even more risky in this time of rising interest rates.
