Thats probably because most of their cash was spent on cigarettes, delivered pizza, and other fast food cartons I see in their trash bins.Unreal!

That would be like you being liable for their food poisoning since you allow cooking in the home....I'd allow it and simply ensure they understand that on move out 1) the structure goes with them 2) any yard repair is at their expense.

She tells me she lost her job, they turned off her cable, maybe turning off electric soon, her boyfriends truck broke down so he had to drive her van to work, she pays 1000.00 a month in child support for a kid I had no idea she had, they can barely buy food, shes cashing in her IRA so 'Mays' rent should be on time.

Personally I like it because you never know if a guest has a food allergy or flower allergy. 

I know they make fire suppression systems for grease etc. as my friends dad does those for restaurants but the cost is prohibitive for rentals.The tenant obviously seems to have had gross negligence here having a child in a bath and food on a stove is a non starter.

Usually free food and free drinks.

At home I've done one flip-turned-househack (which began with some spicy legal drama!)

Cut the neighbors lawns and shovel snow for cash.Join the National Guard and save the income.Be an Uber driver.Be a COVID food shopper at the local grocery store for home delivery or pickup.Get a temp job.Be a Bartender as a second job.just my 2 cents.
