A well done study requires someone knowledgeable in the fields of engineering, construction and tax law to do the study.

I would think of this problem differently: I might encourage them to explore ADUs... this would give them an additional stream of income and would likely only require a relatively small chunk of money in their savings (relative to the total cost).If they could partner with someone that has experience building and/or flipping (to qualify for the construction loan), then cash them out with a 30-yr DSCR loan (and use that as the builder's profit), then they could rent the property and enjoy the cash-flow.

What is the best financing option for someone just getting in to real estate to purchase their first property and what does that process look like for someone just establishing a business?

Ive never seen someone ask if an ADU can be moved to a separate entity (LLC, trust, etc) from the primary residence. 

Not too low either, you don't want to go with someone who is just focused on price as this is a quality of a not-so-great accountant.

Subtract what you would pay someone and hopefully give you 15-20 hours more to do other things like working with buyers and selling those properties.
