Investment Info:Single-family residence fix & flip investment in Tuppers Plains.

While shopping for a small multi-family building (3 or 4 units), I would like to get an inspection of the building to get an estimate of repair costs if any problems are found (foundation, roof, electrical, plumbing, heating). 

If I want to avoid tax and go the 1031 route with a BRRRR, I think I would get all my money out of the deal, but I'd just be holding on to a property that doesn't cash flow anything since it's a single family. 

Are you going to run a full background check on these people or are you going to just risk your family with renting to a potential child molester or serial killer?

I recently purchased a single family rental in Haltom City that cash flow enough to justify the purchase.

I'm a novel investor and aspiring entrepreneur who wishes to follow in some of my family's footsteps by using real estate to growth wealth and some present/future stability.

I'm primarily focused on single family flips, BRRRR, or turn-key rentals.

Ideally we would buy a multi family property here in San Diego and have her live in one while renting the other, but the math just doesn't add up in SoCal now, maybe not ever, so for now we will probably keep her in FL.

I did my research on AZ and I’m looking for multi family units with a good or decent cash flow return.
