I’ve implemented a lot of things in my business like self-showing lock boxes, property management software (Buildium), and other software tools like Process.st to help make things run a little smoother and provide a better resident experience.

From my perspective, this is mostly due to the commercial application of the term.

Do all applicants over 18 have to meet all the requirements individually?

I use Landlord's Cashflow Analyzer software (Canadian Edition).

If you have a property management software some of those have built in online payment structures you can set up. 

Many good seller attorneys will modify the language in the contract to state that the "mere existence of a lower appraisal will NOT void the contract automatically,  but will only be applicable if it results in the lender denying the loan for the original amount required" or some similar language.
