For instance, month to month rentals in the area are popular because of remote workers needing time away from the Bay Area or LA and also a healthy market of traveling nurses drawn to two nearby hospitals. 

Choose one contractor and go with it-Don't paint smoke rooms - Rip out smokey sheetrock instead of trying to paint them ... repeatedly -Buy a home warranty - we had an AC on the way out....and i didnt buy one- it died 2 days before keys were handed over; it cost me $8K Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

At the end of the day I decided just to buy another one where I already have operations in place and use the earnings from that to travel wherever I wanted. 

Some models I've seen have things so far diluted (not to mention complex) that once the smoke clears, the returns pale.

This is almost half and sounds like a bit much to me as well. if your not in a position to do your deals any where else I would ask if they could lower the amount they want as you are doing all the work and have bills, travel and so on. be careful how you word it to your boss because you could lose the job all together which maybe a blessing as it sounds like you are doing well.

Unfortunately the hourly cost is $593 dollars and I was charged for two hours so this was a pricy mistake (they charge for travel time).
