Just skip the hassle and cost of an early payoff and refinance and use the money for the next down payment instead. 

Skip lunch, sleep a few hours less, but find the time to notify the owner of the problem, what you are doing to work the issue, problems you are having working the issues, etc.  

I have seen many investors skip deals just because the pictures did not look appealing. 4.
