There should be enough of a spread that your ok either way.The more skin in the game each vendor has the better. 

However, the hard money investor backed out due to "not having skin in the game". 

I will ask for 20% or $22,000 of a $110,000 sales price. 20% is serious skin in the game and the chances of default is lower.NEVER give him title.

All the moving money around may throw a flag and they usually want you to have skin in the game as well.

They have somewhat strict criteria and require 20% of your own skin in the game.  

I have no skin in this game but did notice something odd and went to check.  

Always give a rent discount instead of a security deposit discount (the SD is the main power you have over the tenant if things go south -- make sure they have enough skin in the game).

Yes I have been paid returns, but that doesn't mean you should count on every site (or deal) being the same way, and I would recommend doing your due diligence.Most of the non-accredited platforms have deals with really high fees, very little or no skin the game and less experienced sponsors than accredited deals.
