Always give a rent discount instead of a security deposit discount (the SD is the main power you have over the tenant if things go south -- make sure they have enough skin in the game).

Yes I have been paid returns, but that doesn't mean you should count on every site (or deal) being the same way, and I would recommend doing your due diligence.Most of the non-accredited platforms have deals with really high fees, very little or no skin the game and less experienced sponsors than accredited deals.

In speaking with an HML this is basically what I was told: Asking $ 100,000 Purchase $ 80,000 Rehab $ 15,000 Total $ 95,000 ARV $ 115,000 Hard Money Loan $ 74,750 "Skin in the Game" $ 20,250 Can someone advise me if I'm doing this correctly?
