Then about 2 years later they started getting behind on our mortgage, then we found out they were behind in the first mortgage as well...long story short, we had to foreclose on the note we held and pay the first to keep them from foreclosing a senior lien first...the day of the sale at auction, we were served with a notice that they had filed for bankruptcy, which stayed the sale and the auction was voided.After getting an education in foreclosure, I now had to learn about bankruptcy.Since we were now living in another state, we had an attorney handling it all - I was never comfortable leaving things to other people, especially when we had a lot to lose.

They hate it when it is is "he said, she said" situation, and they have to be subjective.If they quite paying rent or don't pay on the date specified, serve them with notice regardless of what excuse they give you.

Go meet with someone at a local firm with "Lending" or "Mortgage" or "Funding" in the company name (that right there tells you their #1 priority isn't "open another checking account" or "establish an ATM machine location" at an institutional level), that lives and lends in the community they serve.

Also be aware of the square footage of the properties, as there can be a pretty large variance...also be aware of the styles as for instance a victorian rowhouse will likely have a higher arv than a federal style row house.There are other parts of Frederick you could probably flip in, but the smaller size of these downtown rowhouses really helps to cap your repair expenses since there is only so much you can spend in those small things.
