Yes, I think Nathan is unfortunately correct as scams seem to be happening much more often everywhere now as AI has expanded greatly recently.

With your experience and track record, 20% equity seems fair, especially since you're bringing a lot to the table in terms of finding the deal, managing the rehab, and handling the buy/hold. 

Pick which area of CRE you want to go into....so many people seem to specialize these days...either buyer side/seller side/landlord rep or tenant rep.   

Seems like certain states have exploded in recent years from migration.

The other thing to note on wholesalers is that they do a lot of upfront marketing as anyone does getting off market deals so their wholesale fees may seem high (sometimes they really are too high)..

I'm an agent in Charleston but as the market continues to warm, the state seems to get smaller & my company is doing business more in that area. 

That seems astronomical to me and I would love to find out what other people are doing.
