I think all of your questions have been answered, but I thought I would weigh in here.First, keep in mind that tax-free is always better than tax-deferred, so I would recommend that you sell in a timely fashion so that you can take advanced of the $250,000 tax-free exclusion under Section 121 of the IRC.You can always reinvest in another primary residence or another rental property after you sell, if you so choose, but you will have locked in your tax-free gain.

I'm contemplating taking a huge leap and trying to buy a house that is already rehabbed and occupied with a Section 8 tenant.Now, obviously I'll need to acquire funding should I decide to go through with such a leap.

Am looking at a deal with a very motivated seller.House is in decent shape and I believe I could get the property at a great price.The concern I have is the location.It's not the best in terms of traffic and some industry.Other homes on the street are in very good shape.The house sits on the corner of what is a busy street to the side and a quite street to the front.Is there a point where the price the property is purchased at offsets the not so great location?
