I supply nice properties and respond quickly to any problems, in exchange for on time rent payments and keeping the property clean.

Drug guys respond to cash and cops. 

LEAVE HIM ALONE...... geez...... you are lucky he responded at all.....don't expect him to dig up some other referral for you or help you with the situation.....LEAVE HIM ALONE......Having the AC out sucks, but its not the end of the world...... suck it up....unless its a life threatening situation, relax... get some portable or wall units and deal with it a couple of days......In my area its not uncommon to be several days for an HVAC person to available period.... let alone someone you trust or have used.

I'll defer to others who respond after this, but since you're ready to proceed with the eviction process, best to seek out legal counsel who is savvy in Landlord-Tenant law where your property is located.

If you have a good contractor you should be able to vocalize when you're unhappy and they will respond positively. 

In truth, it's inconvenient to be tied to an office and many clients don't care where we sit; just that we answer our phones, respond to emails and make sure the appraisals, insurance and anything else we were supposed to do got done.Frankly, we're finding the REIA's and meetups are full of; people who want money for nothing, people who are looking for 100% financing with 500 credit scores, and gurus selling "mentor" and "mastermind" programs.Stephanie
