While you are looking at the property, add it to a List, and take at least one photo - the photo is useful both for remembering the property and for use in marketing to the owner.

With respect to our tenants renter's policies, it will be a little more difficult to require this of low rent tenants but I have already discussed with my PMs and we are working on an approach to make sure they all have in effect policies so my policy is not first in line in case of a loss due to tenant negligence (even if we have to contribute to the cost).

Then you start to implement your maintenance and capital improvement plan for the building and wrap your head around the needs of the place; and you get good paying, respectful tenants settled in and renewing their leases.
