I have been reading the two books @J Scott did with BP and they are fantastic and very practical.

@Darish D.That is where insurance and attorneys comes in along with some best practices to reduce risk.  

A lot of them are getting to a point where you get the look and to some degree feel of the simulated material with the practicality of the actual material.I think SS appliances and granite counters will maintain some level of popularity long-term, because they last fairly well. 

I just feel like I'm being taken advantage of but I live out of state and I really don't know how to regulate this as much as I would like.

I still keep my brokers license but I don't practice and have not in years. .I have my NMLS license but I don't use it either. that's my story.

We have far more environmental regulations that we have to contend with, along with a lack of available supply of land.  

But in practice, it takes a lot of research, a lot of study, and an understanding of the market and risk.What do you think?
