I think it's easy to say "just offload the management" but I don't think a managed portfolio of buildings is quite the same as a managed portfolio of stocks and bonds.

Insurance in "100 year flood zone" is quite expensive, thousands per year.

There are quite a few towns that might be toxic to invest as they are losing population over the next 20 years.  

I am still quite new to owning rental properties and have recently found the need to replace my current property manager.

I didn't take a commission of course so add about $9k to this for everyone else.During the almost two years of owning the place I was able to live for free, learn how to be a landlord, buy a 6 plex in Louisville, KY and travel quite a bit more than I had in the past.

This happens quite often with young tenants or people recently divorced.The Property Manager should be able to show you most information in the office.

They stay busy and just going by their house and cars, I'm assuming they are doing quite well with it. 

@Jim Ostler - I know quite a few people who make very good money doing this.

Other question:  Bank owned home is priced quite high for the state it's in.  

It was quite expensive and a little scary.
