As a complete beginner, I would appreciate feedback from the community on things to consider when looking at this particular geographical area and when purchasing a multi-family home in the next 6 months in today's difficult and expensive market and yet still come ahead by lowering significantly the mortgage payments or even breaking even.

If you do cash for keys, do NOT give them the money until after they are out and you've inspected the place.If they won't leave, push back closing or cancel.

if you are overpaying for the park then do not buy it if you have to raise lot rent that much, i see lots of buyers are way over paying for the parks in hopes they can raise the lot rents to much at one time, i would see what other apartments are renting for then compare amenities like pools, clubhouses, parks and things like that, from what i see just having a place to park your home should not justify charging the same as an apartment with lots of things to do and you will get tons of push back from the tenants good luck

Then, while looking for better tenants, replace the driveway and see if you can push rent to cover the costs.Or, if their lease is up soon and you want them to stay, replace the driveway now and push rent to cover when they renew.
