i suggest go to a branch, ask to be seen by a private client or branch manager. show them ur wells statement and ask what they can offer.

So if you can obtain a private lender's cash in an amount you will be making bids with ahead of time, go for it.

@Grant Carrington I hadn't looked into the equity line because we bought our house in October, but you're right it may be an easy conversation to find the down payment in the alternative way.

Private equity backed by a promissory note is considered a “bond” which is considered a "security outside of my broker/dealer's control” which is a big no-no if I am registered with them.

However, if yo're in a neighborhood of duplexes that may have bearing or if it's an area like Columbia Heights in Washington, DC where conversions into two units are prevalent, then it's possible.
