I have seen it in Arlington....one place super unusual, like almost two full houses on a lot that really should support only 1.I think your first step is to go in person to Planning and Zoning office...with your information and idea of what you want to do and see if they give you a warm or cold reception.

I put 15% down for our deal, and it gives us more flexibility for the future- The template for the Contract for Deed is the general Contract for Deed for the state of MN (where I reside) - We are getting title insurance and ordered a title commitment to confirm there are no liens or claims on the property I feel like I've educated myself on different seller financing, and understand Contract for Deed protects the seller more than the buyer, so I understand why the seller is going that route, especially if selling Contract for Deeds is how they do their business.

For example, if your property is owned by an LLC meant to protect your personal assets that could become moot because you are purposefully and knowingly choosing to operate in an illegal manner.

@Britney RossI’ve been in the RE business for over four decades now.Most of that time spent in the single family brokerage and investing world.Several years ago, I made the decision to transition from SFR to multifamily.Despite decades in the industry I felt the need to educate myself about MF.I paid for an intense 2 week education program and then a 3 month mentorship.Trust me, it was worth it.During the mentorship, I acquired a 43 unit property with the help of my mentor.Fast forward 4 years later, I am in a General Partner in 1000 units worth $130M.So for me, it was money well spent.You didn’t mention where type of investing you wanted to do.If it’s MF, you are going to need partners and help.

While rental demand is going down, there continue to be more people purchasing properties for personal use in turn causing there to be an overall shortage of rental units available in season.

STR and MTR investing is a different animal all together taking you from housing to hospitality and requires more of a time suck than many initially realize. i personally only do long term rentals and students. i do have a property in mind and making the connections to transition it into a sober living home. excited to see how that shakes out.
