You have 4 kids, and it seems like with your income you have a steady high-paying full-time job, correct?

After 15 years with a traditional brokerage, I now feel foolish for the low commission splits that I  received due to the need for the brokerage pay for all that bricks and mortar- who goes to an office to buy real estate?  

When I'm on vacation, grilling is often part of the plan, and having to pay a propane deposit and a $50 cleaning fee could be a deterrent.

You'll also want to partner with a knowledgeable realtor in planning the exit to help you understand what features/amenities/whatever are important in the rehab and which arent, as well as what an expected ARV will be.

But I have no interest in doing any of those things because I'm busy, so I pay someone else to do these tasks for me.  

I understand that a rental listing will not generate as much as a sale would, but I think a minimal standard should exist (especially since I plan to buy properties in the future).

I plan to add another to my portfolio later this year.
