Yes if you rent a 4k dollar a month house as opposed to buying a 100k dollar one, you will be wasting money, but if you are renting something comparable, you are certainly not throwing money away.

Hi all,I have a duplex rental property in Newport Beach CA and want to consider if tearing down old 25-40 year structures and building 2 new townhomes for sale makes any sense as opposed to an outright sales / exchange.How would you get a idea of the costs , timeframe etc.Approach some local builders and ask for estimates ( since they know the local building laws and standards ) ?

I find that it is not really significant, I mean, if you do a rehab, everything on the inside is new, the exteriors framing must be old, but, I have seen things that drops my jaw.

Yeah, I'd go in telling the exact process of what your intentions are too.What I'm wondering is when you explain the process clearly to real estate agents or attorney's it's like their so opposed to it for some reason.. just my experience.
