Like I said before, I follow your posts and we tend to agree often, so I was perplexed by our disagreement on this.

I usually narrow it down by area and only buy in a few different cities that I know so this tends to work.

It seems like air quality doesn't get bad over the years as the dust tends to settle and harden.

I tend to look at 30% and higher.  

There are always outliers obviously and slam dunk deals do come up frequently, but tend to go with multiple offers.

I have a rental property nut it's on the west of PGH.

They also tend to require you live in the home to use it, so normally you can't use it this year, and then turn that property into an investment property and try to buy something different next year.Also it depends on how much money you make. 

While I think insurance is needed and is a strong part of asset protection people tend to forget that business model for insurance companies is to pay as few claims out as possible. 

My main point is that a newbie should do it 'the hard way' for a while to learn the nuts and bolts of it.

Generally they tend to be more expensive than a Personal form (dwelling/fire) but that is not always the case.
