I must say that I am growing very eager to step out take my shoes off and get my feet wet, however I don't want to rush into anything without my ducks lined up.The plans I have in mind that I think would allow me to step out and make things happen:Plan: bird-dogging for other investors in the area-save cash- get HML loan and acquire property-do 1st flip (if I start now I should be able to have this done by the end of the year or beginning of next year)Plan: become an assistant to an experienced investor and trade my clerical experience, critical thinking/problem solving skills, etc in return for on the job learningI was also thinking about wholesaling, but I am just learning how that worksAm I thinking the correct way as far as getting my feet in the shallow end and eventually wading out to the deep end?

Then the surfaces will be re-HEPA vacuumed to maximum results and non-porous surfaces will be wet wiped.- All basement surfaces will be fully treated with Benefect (a highly effective, yet human friendly anti-microbial) to kill any active mold growth, help remove bio-film, and deactivate any viable spore.- The basement area will be fogged with Benefect to drop any contamination from the ambient air, so as to help reduce any risk of cross-contamination, and to provide penetration into any less accessible areas that may not have received treatment to this point.- All basement surfaces, having been treated with Benefect, will be allowed to dry over-night.- After the basement surfaces are checked for dryness, all unfinished interior basement surfaces will be treated with Fiberlock, IAQ 6100, as a mold inhibitor, to allow for a ten year warranty (see notes and warranty for warranty requirements).

You should't have any problem finding one in your area unless it is special circumstance.Ideally you want to use one that is convenient to you, the seller and the end buyer because there will need to be wet signatures required in order to close.
