Also, from your experience, do my numbers make sense overall?

I own a solar company and hold a master electrical license, and the sky is the limit as they say, but for your situation solar makes ZERO sense.

The comp has been done and made sense at the time.

The pricing makes sense when considering these factors but do Appraisers factor in the same variables?

I am currently leaning more towards multifamily because running the numbers in my head it seems to make more sense, however, it seems more multifamily homes are located in “bad” neighborhoods and I am wondering if it’s really worth the risk.

The wholesaler has done some of the "hard" work already, you would just be double checking and making sure it makes sense to you.I do understand that this may be a naïve way of thinking but I'm curious to know why or why not this would be a good idea for a beginner.  

There isn't really a right or wrong answer here...just the answer that makes most sense for you and your situation. 

If you're saying that it would be a better deal for someone to mark it up that makes perfect sense.
