I know the people using their services havent been too bad historically, but another shelter nearby is pretty bad.I guess what the purchase price, and rents, combined with location. 

As for the area, it is possible you'd have students available and I believe there is some section-8 nearby as well.

North Dallas, Collin County, and nearby does not have many 2-4 family opportunities in general, much less on the market.

I want to be HAPPILY surprised at closing.One nearby about the same size sold in end of Sep for 782 in well kept shape, but all original. 

Obviously it would still be ideal to live nearby the entertainment hubs, but I imagine that if I was given the option of buying a much nicer house for half the cost (or renting), with these developments I would probably take it.

Or even a reputable company nearby?
