And I know the basic idea for pulling comps: Finding similar homes sold within the past 6 months in a half mile radius and all that. 

Metropolitan area of millions of people, 200 mile radius, only has a handful of listings.

The closest Wal-Mart is about 22 miles east, in Moberly, which says to me there's probably not a lot of economic activity in Salisbury.

The south east is great, also Scottsdale AZ, Austin and San Diego.

The only A/B areas that exist here are far West (Summerlin) and Southeast (Henderson) with some spots in various locations throughout the valley.If you do find an apartment complex near the Strip, it will probably be 3-5 cap.
