You can show the owner how he will benefit from that transaction by getting more money for the home and by spreading his income for tax purposes and that you can pay him in full upon your closing date.

Every roof I own is damaged, some roofs are badly hit, some siding is ruined on one or 2 sides, many windows are broken, and there is broken glass inside some houses, even rain gutters are beat up.Here is the deal, I have 24 buildings spread across 5 insurance policies, and even 1 or 2 buildings with no insurance.

@Lydia Woods, I'll answer one part of this... the owner probably wants to do seller financing because he/she will still get monthly income (from you).For example, rather than receiving a lump sum payment and having to pay taxes on that full amount this year, they'll carry the note and have you pay them a monthly mortgage, therefore only paying taxes on the amount they receive from you each year.So, they spread out the tax hit, and they keep getting a monthly income check.
