I've always liked the idea of paying things down, but that does not mean your loosing that money at all, its just sitting somewhere else and giving you a safety net at the same time.

4,000 square feet is a lot of house, the bigger the project the more unexpected rehab items you are bound to find along the way (especially in older homes) If your intention is to buy it as an investment I would walk away.
