Was thinking that FF would be best, but know if they're more independent, they'll most likely look around themselves vs letting an agency set them up - that way they can choose the best option which may be closest, closest to what they are looking for in home layout, price with possibly being able to be able to profit more of the housing stipend, etc.

Also, while improving the layout and design of the home with above average materials.Here’s my theory: (all assuming the cash flow is positive and enough to cover expenses) If I can over engineer the property and spend a little more now, I will reduce the risk of costly repairs caused by mechanical failures like water leaks, HVAC issues, or durability of fixtures.

Any successful guru whose brand is his ability to come up with novel ways of doing things and is confident enough that his method is worth your time would probably rather make a ton more money by throwing out all the bells and whistles and smoke screens and lay out a simple marketing plan that offers a brief overview of the system, including the niche is serves and the type of properties you'll be finding in order to use the system.

Since then, I've been more inclined towards an extra bed over an extra bath (though of course this varies with the property, and you still need a functional layout with the square footage you have to work with).

It had a half bath, and we carved out a laundry room in the addition and still had space for an eating area.The layout of the small 3 bed 1 bath, now having an additional half bath, laundry no longer in the basement, and an eating area, has made it very popular.

Its a great strategy and it got us our first 3 properties, after which we were able to scale more traditionally to where we are today.My two cents: Don't buy a 3 bed 2 bath unless there's an opportunity to add bedrooms through finishing a basement, converting a garage, or an attic. 3-2s are the most common and popular layout for families, and they sell at a premium.
