This means that a company may offer a complete solution or package whereby they build / rehab and supply rental income properties, new or existing, where you simply purchase a slice of a portfolio of properties or individual property and start earning a rental amount from that investment after the expenses.So now that we understand that part, can the same be said or done for Rehab services providers or projects?

I'm in a career field where I am likely to have multiple NCR assignments, and have many friends and colleagues there, so I should have some advantages finding quality tenants (possibly myself if I catch another assignment in the area).Budget: I'd prefer to keep it to a no down payment VA loan, which caps me around $680K, but I could put some additional down if i find a particularly good deal.Area: I'm targeting a SFM home  or townhouse in Arlington, Alexandria, or Falls Church (short commute to Pentagon and FT Belvoir), which I can rent easily to upper end military families or local professionals.

Using the annual lease model would be my preference as it provides more stability, and I know that there may be extra taxes associated with short term rental properties.

Can be state dependent, but generally if he owns the property in his individual name, yes....unless it his homestead property in certain states.
