It's in the hallway leading from the living room to the bathroom and the three rooms, so I suppose the challenges if that's done would be the resulting aesthetics and the noise pollution.

KEEP WORKING, sacrifice some stuff such as latest smartphones, fancy new cars, dining out, shop at discount stores, build up a bit of credit (takes a couple years), show a steady wage for a few years, buy a duplex, live in one side, let the other side pay your mortgage, KEEP WORKING the entire time, you will be amazed how quickly you can start saving money when you take large bills out of the equation such as rent/mortgage.

Minor diy work with little contracting like adding a wall to make a 4th room (old owners took the wall down a long time ago), restaining cabinets, backsplash, flooring, paint walls, tile, crown molding, add tub to half bath by knocking out closet, fixing up the master bedroom en suite, etc.

As for the separation, I'm no expert but I think it's a possibility that the previous owners started a french drain project but gave up..How much money would you expect a finished basement with added bath and structural fix, gutted and redone rooms, complete conversion from drop ceiling to drywall, an expanded kitchen/reno, and added bathroom to the main floor, cost?
