I do manage some small apartment complexes and generally there are not too many issues, but not zero.Also, for me as a PM I have fixed costs per unit, so to have 5 listings in 1 house would be cost prohibitive.Just food for thought, good luck!

But if the manager is at least good enough that they care about their long-term reputation (and also trying to get you to be an investor in future deals)...then this might help.If they are a bad one (or a good one and unable to change), then this is unlikely to make any difference.Remotely you can also do things like doing Google maps drive-bys, etc.

I started looking at property areas long before selling and then went out more aggressively when the relinquished went under contract.The exchange company I used was @Dave Foster (The 1031x Investor and Exchange Resource Group) and the title company for both relinquished and replacement was @Tom Gimer of Eastern Title & Settlement.
