The credit card utilization causes the big swings. 

Missouri must not have huge swings like Las Vegas.

Buy struggling golf courses in dry environments (much of the southwest), shut it down due to financially not viable due to rising costs of water and declining golf interest, start syndication, develop the golf course with combination of retail and commercial.  

    If you are considering offering a car, bicycles, golf cart, or anything of the sort you will want to do that through a separate contract, with an entirely separate entity. 

On my big current project, so nice I had to move in and would like to stay if I can swing a plan to cover the $30k/yr property tax alone and if I have to sell, should fetch around $1.3 or $1.4M, an unexpected 5 grand is just a small part of the contingency budget.

Sales prices continue to rise in this area so go figure.Where the markets out West, South Florida and Northeast are hot, they have wild appreciation swings.

As a sidenote - I saw the end of the NBA Playoffs last night - a dismal loss for the Lakers . . . what is beautiful about golf is that you don't have the pesky referees deciding games based on bad calls (and agendas).
