find an area you like.. a team you like get references.have a home inspection... get comps from public sites like realtor dot com or an appraisal.. and buy at the top of the food chain not the bottom.. you do that you stand a good chance of a smooth rental.buy in the hood and your sunk... simple as that.. but in your area you can probably find cash flow without going out of state.
