This keeps the original lease in full force and does not institute any condition assessment until your remaining tenant actual moves out.Scenarios I am thinking of: tenants put a hole in a wall, and then put furniture in front of it.  

Why risk having the walls and frames ding with the tenant moving furniture out was the secondary consideration. 

As far as networking I think in-person events are the quickest way to get to know other investors but you could start reaching out to people on BP and meet virtually for now.

This is my first wholesale deal as well as virtually hahah obviously.

Short term the properties stay in mint condition virtually all the time, the maintenance is half of that in long term (biggest surprise to me), all of the legal headaches of long term are gone ( no evictions, bad checks, collections, security deposit disputes, etc.).Nobody making meth in the bathtub, no tenant not cutting the grass, no cars on blocks in the front yard, etc.

My club has people from Europe and Asia attending virtual meetings now.

Meetups are the other best way, most meetups have gone virtual and are still active.

I know of a few Canadians virtually wholesaling in the US, definitely possible.

They still hold their monthly meetings (if I'm not mistaken) but they hold them virtually now.

Setup a virtual office at a Regus type place and get them dropped to the receptionist
