I am thinking of just getting a first-time home buys loan at the low 3.5% to 5% down and just living in it for 12 months then renting it out.

I own the property 100% (paid cash)  over the property ill be looking for home equity loan to buy and purchase another property,  repeat the process and start the BRRRR method.

When you find a buyer, we get our loan back plus our fee at closing.

So you likely need to involve either a consultant or developer prior to make sure you don't buy something that doesn't have a fatal flaw or constraints that make the project not pencil out financially. 

I would not accept until and unless I see evidence of cosigner's financial status in their home country. 

If the cabin were cash-flowing, we might use the excess cash to continue paying the loans over time and bet on the equity growth to continue to be a positive for us.
