Do I continue with the deal knowing that the cash flow is lower than expected but just get into action or wait until another deal and continue waiting knowing it's a sellers market? 

I never heard before of the matter until Friday, when I asked him to get back to me with a buy out offered as he had said 2 weeks prior or I would had to get legal counsel.The question here is: Should I take his buy out offer or continue waiting, when I don't trust him anymore?

I'd rather not ask my agent to continuously make offers with a 1 in 20 success ratio (or lower). 

So continue to network here and build the rapport, and get to know others who are doing what you want to do.

I figure this is a bad solution since the tree will continue to cause issues.Has anyone else ever ran into an issue like this in the past? 

Now I'm not referring to trying to time the market because very few, if anyone can do that but just learning the value of staying patient as my goals are to buy and hold rental properties.Overall, my new game plan is to continue to learn and practice running analysis on properties and to work my but off at my job to have enough cash for when the market does cool off a bit to purchase 1-2 properties.

I also will continue to build out my personal brand for investing and consulting as these two ventures will complement each other nicely.

So I currently own 4 rentals, looking to continue purchasing them.

And I predict that it will continue to grow.
