Does the town have a thriving business district? 

the city is redeveloping 3 streets down a bunch of condos and town houses will be finished this summer.

The house is located in a small town with about only 1,000 population.

I am thinking 150k-300k ARV, those would be lower range to mid range around me, maybe a bit lower if it was a town home or condo, depends on what a lender would do for me also.Thanks for the response.

Yet in a 'high water/sewer rate' town nearby one of our duplexes only averages $95/month (4 adults & 1 kid).Your costs are definitely becoming a financial liability.

The area is a small town ( under 4,000) in Nebraska but it's between 2 major cities and the town itself has plenty of new construction taking place as we speak!
