If you were experienced and had the financial backing this would be a different story.

One thing the general locale (Northwest Balt City/Southwest Balt County) isn't experiencing is very high appreciation. 

Even if it don’t work out perfectly you are now an experienced investor making you leaps above many other folks here on the site!
