Biggest problem is the waste of your time and having to listen to all the stupid excuses.

A phone call and/or text to the tenant is made (5 mins to listen to their excuse and reply with "I'm sorry to hear that but the rent must be paid).  

They might be con-men too, but more than anything they are an exceptionally poor excuse for a management company.

Besides, ignorance of whether you got the permits is no excuse for the contractor if he/she is licensed to do work in your town/state.

The answer to that will likely be revealing (hint: if they say there’s no time for that or make excuses, pressuring you to move quick, that should tell you everything you need to know.

But higher rents for unrelated parties, it's something that they can understand and accept and a valid excuse, barely, to charge more. :)

Kal, I'd speak to the police, my first thought was that she may have staged this as an excuse to break the lease.
