Fill it out correctly.Do not waste your time or effort to attempt to evict (N4) as it will fail and you will lose your application fee.For non payment of rent the board will rule in your favour every time....make sure you ask that the tenant reimburse your application fee.

If you can offer this service in a reasonable, cost effective way , (which I think today's technology allows you to do), I think there's a lot of potential to grow, just by virtue of the fact that landlords know other landlords, and your name will be out there.

I still would not even consider those, here is why:These types of properties will almost certainly require significantly more time to effectively manage, even if you hire a manager, they wont or do not want to manage in these areas (its more work for less money, to due to lower gross rents).

But I have to share a time I wasted a whole weekend trying to "save money" since "I know electricity, I don't need no stinkin electrician".

Logical, but the secondary effects are uncontrollable.

Both had an immediate effect on most markets across the board. 

So the question is this... what typically does a rehabber look for in terms of relating cost of repair to profit. this house is 50k profit... just so I know what to sell the house for and stop wasting peoples time.

I want to be prepared and have everything tee'd up once I'm able to find a good deal, however I also want to be mindful of the lender's time and don't want them to feel like they've wasted time working with me if I'm not able to do anything until early next year. 

Bought the vehicle used, so I didn't waste money on a brand new car.  

Need to do more research on more cost effective options.
