Having her mine the MLS for me for deals that fall outside of his typical Realtor activities/targets/inventory and which fall into my wholesale/investor wheelhouse.That said, what specific deals are most appropriately located inside of the MLS and which investors and/or wholesalers would appreciate getting their hands on?

I originally planned on staging the house, but my agent suggested it would make it an easy target for thieves breaking into a vacant house (unfortunately it is that type of area).He did bring up the idea of virtual staging, a service where you send in your photos and they populate them with furnishing and decor that look totally realistic (I looked at a few samples).

Also, once they get out of the infant stage and start sleeping more regularly life gets a lot easier (4-6 months old) You’ll be able to do a ton of real estate research during all the midnight feedings!

Our strategy for the moment is Buy and Hold as many 4-plexes as possible, with the likelihood of jumping into 5+ units. (4 unit buildings are easier to finance)Nice to meet you all-Jacob
