There are a lot of surrounding areas right outside of Orlando that could also make sense depending on what you are looking for. 

For example, search through Craigslist FSBO, FaceBook FSBO, drive for dollars, etc.

For under 250k all in I think you could get something in or around Point Breeze or Brewerytown and possibly be able to see some potential appreciation with how those neighborhoods and the surrounding areas are currently trending.

I pay my son and his friend (son does not have drivers license) to collect monthly ($15/month - they drive slightly close by to get reptile food weekly) but dealing with repairs is still a hassle. 

It is introducing cheap money into the market that will artificially drive up housing costs.
