Anywhere from loosing about $4000 on my first to more than doubling my money in a month (and literally no work) on my most profitable investment.Invested in 6 buy and holds (7 doors) in SF and Richmond, CA.And a Realtor to boot.It is indeed a tough investors market in the Bat Area right now.

You would probably need to double if not triple your projected negative cashflow as there will ALWAYS be unforeseen circumstances.Bad things always happen in real estate, and those risks need to be managed very carefully.Make time your ally by holding positive cash flowing real estate

You'll probably find you can make a much higher return on your investment on a house hack than on an OOS rental.I bought a house hack duplex and furnished it and rented it for 30+ days and doubled my rental income.
