Maybe open up a small private dog park for customers and/or make it a good, inexpensive, place for weekend parents to bring their kids.

I already made some mistakes - like saying yes to a dog with no additional security deposit.

You need to determine what "role" you want to play in a real estate deal.Bird Dog: Low to no costs, but requires time and energy. 

I'd start by networking with other investors or checking our Resources - Hard Money Lenders from the menu of this website.Honestly, if you are doing all that and do not need the money urgently, I'd just wait until you are done, get a HELOC or refi mortgage, pay back your friend and personal bank loan and you will still put a chunk into your savings  account and might be ready to pick up another investment property.

Most of our best deals come from bird dogs/wholesalers who bring us good deals.
