But why risk investing here, where the taxes are historically high (and getting higher), insurance is climbing at double-digits each year, litigation-friendly climate, and it just got a lot harder to evict a non-paying tenant, or not renew a lease for that matter.

Anecdotally, I'd say half the inquiries I get are from medical pros and the rest are all over the map from relocations to seasonal workers to digital nomads to academics, to people traveling into town for lengthy medical treatments.

I will say, it could be worth considering a shot at an actual software solution built for DIY landlords (1 - 15 units) that helps you to automate some of this (ie. compared to other tools, one that helps you to actually build a single listing and syndicates it to 10+ major listing sites, but also allows you to schedule showings, provides you with super thorough tenant screening options, online digital leases which can be customized and help you by breaking out those fees, automated maintenance tracking, and fast rent collection which also offers your tenants the ability to report their positive on-time payments to the major credit bureaus; just another positive reinforcement/added incentive to get them to make those payments on time).

Mine can set door codes, message (or call) guests, schedule cleaners, adjust the thermostat, monitor my cameras, & call a plumber just as easily as a local PM can, for 1% of the costI wrote much more about leveraging offshore assistants in this post here.

So the way they get investors and MAINLY real estate agents is to offer all this info for free.my go to title company right now is WFG and their title plant is in the Philippines.. our title records are all digitized no one goes to the court house anymore and has not for years and years..
