You just have to have a good plan as to how you are going to bring up occupancy and increase the income.An any case, your goal would be to refinance in 2 years or so after the income has increased (and thus the value has increased as well) to take out the more costly (or lower leverage) financing.

Buttt...It depends on what exactly you want to do in real estate and what your goals are which will determine the path you choose to embark on.

If your goal is to buy a multi, id sell the condo and use the cash to put your goal of owning a multi on a faster track.If you keep it, make sure you fully understand any HOA requirements or limitations on rentals.
