I think there is such a thing called "overpaying" and but $400 to $800 is pretty good cash flow in a decent area.I would overpay some if thee location is good.

You can make money flipping high end properties, but not so much as a landlord right now.If you want a home, buy a good building in a decent area, buy as much as you can afford and forget about the price.

I've gotten to the point where I think it's best to have someone else handle the tax side of things - we are starting to get a little complicated, and will only get worse from here on out lol.I've previously taken care of everything myself when it was only 1 or 2 doors, operating as a sole prop, but now I have enough properties and have been doing a decent amount of reno/rehab to warrant 1099s going out and all that jazz - I figured it was time to find someone well versed who can handle such things instead.Any recomendations folks?

Speak to a loan originator and work backwards from target purchase price, to loan amount, to monthly PITI payment, to what she'd need to show to qualify.Doubt you'll be able to pay her enough for her to qualify for a decent loan size:(You're also going to increase the amount of taxes you pay.
